Guest House Business Cover Explained

  • For guest houses and bed and breakfasts in Great Britain with up to ten letting rooms.

  • Only the sections shown as selected in your Policy Schedule apply, subject to terms, exclusions and limits.

  • Guest accommodation is seasonal, so both your income and your quiet months matter to how cover works.

  • Where you serve alcohol, the loss of licence section is worth reading closely before you buy.

Retail Insurance for Guest Houses: What Cover Can Include

The Lukango business insurance product can include property damage, public and products liability, business interruption following insured damage, money and assault, goods in transit and loss of licence. For a guest house that usually means the building and its contents, liability to the guests staying with you and to the food and drink you serve, the takings you handle and the income lost if rooms cannot be let. Each section is subject to eligibility, terms, conditions, exclusions, excesses, limits and sub-limits.

Property damage

May cover insured damage to buildings, contents and stock at the named guest house premises.

Public and products liability

Can help with certain legal liabilities for injury or damage to guests and visitors.

Business interruption

May cover income lost following insured damage that stops rooms being let.

Money and assault

Can include theft, attempted theft or robbery of business money, plus defined assault benefits.

Goods in transit

May cover eligible goods while in transit within Great Britain, including loading and unloading.

Loss of licence

Can cover financial loss following suspension, withdrawal or refusal to renew an alcohol licence.

Choosing the Right Guest House Insurance Cover

Before buying guest house insurance, customers should compare the cover available with their own situation: the number of letting rooms, whether the building is also a home, annual turnover, how bookings and cash are handled, whether alcohol is served and how the property is used out of season. It is also important to read the IPID, the Policy Schedule and the full policy wording, paying close attention to exclusions, excesses, limits and conditions. This page is information only and does not recommend a policy.

The ten room limit

An eligibility condition, not a detail

This product is written for guest accommodation with up to ten letting rooms. If you have more than that, this is not the right policy and it is better to know now.

Guests under your roof

Slips, trips and their belongings

Public liability relates to injury or damage to third parties at your premises. For a guest house that means the people staying with you, and everyone visiting them.

Quiet months and closures

Thirty consecutive days is the line

If the premises are left unoccupied for more than thirty consecutive days, cover is restricted. Seasonal closures and winter shutdowns are worth checking against that condition.

Serving alcohol

Suspension, withdrawal or refusal

Loss of licence covers financial loss where a licence is suspended, withdrawn or not renewed. Worth weighing if a meaningful share of your takings comes from the bar.

B&B Insurance: Buildings, Guests and Lost Income

Bed and breakfast insurance can bring several practical risks into one policy framework. For this product, property damage can include buildings, contents and stock where the section is selected and the loss is caused by an insured peril. Public and products liability relates to third parties, which in guest accommodation means the people staying with you and the food and drink you serve them. Business interruption can respond to income lost after insured damage. The Policy Schedule confirms which sections apply, the sums insured, excesses, sub-limits and any endorsements, and should be checked before purchase and after any change.

Why Find Small Hotel Insurance Through Insureworks?

Insureworks is here to make finding insurance simple and transparent. For guest accommodation that means partnering with insurers who set out covered areas, common restrictions and policy documents in plain English, without implying every guest house needs the same cover. This page is information only and is not personal advice. Insureworks is not the insurer and does not underwrite or pay claims. If you employ staff, check your employers’ liability position separately, because it sits outside the sections listed on this page. Read the IPID, Schedule and wording before buying.

How Guest House Business Cover Works

  • Check the eligibility conditions first, including the ten letting room limit and the Great Britain trading requirement, before you go any further.
  • Review the IPID, Policy Schedule and policy wording to understand the selected cover, its limits, excesses, eligibility conditions and exclusions before buying.
  • Provide complete and accurate information when arranging, renewing or changing the policy, including letting room numbers, your activities and any material changes.
  • Notify a claim as soon as possible, provide requested evidence and report theft, malicious damage or criminal acts to the police.

Guest House Insurance FAQs

Four questions we are asked most often about insuring a guest house.

This product is written for guest accommodation with up to ten letting rooms. That is an eligibility condition rather than a guideline, so a property with more rooms than that would need a different policy arranged elsewhere. If you are close to the limit, or planning to add rooms, it is worth checking before you buy rather than at the point of a claim.

Public liability can help with certain legal liabilities for injury to guests, or damage to their property, where you are legally liable and the section is selected. That is not the same as insuring guests’ possessions outright. The Policy Schedule sets the limits that apply, and the wording sets out the conditions that have to be met.

If the premises are left unoccupied for more than thirty consecutive days, cover is restricted and only limited cover applies, as set out in the policy wording. Seasonal closure is common in guest accommodation, so this is one of the first conditions to check against your Policy Schedule if the property will stand empty for a stretch.

The sections set out on this page are property damage, public and products liability, business interruption, money and assault, goods in transit and loss of licence. Employers’ liability is not among them. If you employ anyone, check your own position separately, since employers’ liability is a legal requirement for most UK employers and would need arranging elsewhere.
